So, I picked a new roof for the home.

And a lot of really neat other things.

First of all the roof is a cool-roof, with far superior reflectivity of both visible and IR (heat). This color, on a white house.

Underneath, a cdx-plywood underlayment with aluminum (radiant barrier) attached. Wood to be treated with non-toxic, non-corrosive borate to keep out the mold and wood-eating bugs. Strong-ties to help it hold together better during an earthquake. Solar-powered attic vent. Under-roof ventilation and insulation. I think this will be cool - literally.

And it's a first step to refurbishing a 100+ year-old house.

I never thought I would like a metal roof, until I moved here and watched half the neighborhood lose their shingle roofs piece by piece...I mean that literally, we had two years of wind storm after wind storm.
Now we have a metal one and I think it's probably the best thing we could've done. Insurance only wrote off HALF our roof, but doing the work ourselves we came out right on the dot moneywise, and you can't believe the sound dampening and insulating properties...Now I drive around and look at all the houses that have shingles missin' and I think "When was the last time you saw someone missing a piece of metal roof??"

In short...DON'T DO IT!!!!!

It's a real purty TRAP!

I very much agree. I wanted a metal roof. Really wanted one. I argued with the historic commission. Went back and forth with them over the last 10 years or so. But ... no luck. And now I have a leak and the 100+ year old roof with the composition roofing stapled on top has GOT to go. 2 layers and all .. back to the rafters and replace the skip sheathing. So, I'm going with this. But JUST on the historic part of the home. The garage however ... that's my demonstration project where I prove them wrong.

I specifically wanted standing seam metal roof b/c it's fire proof, windproof, and there's a solar pv film made to roll right down between the seams. That will have to be the garage. Not that I didn't think of it. But the historic commission - buncha' old fossils.

A woman's castle is her - garage?

And aside from the actual roofing, I am getting everything I was hoping to get.
