Good for you! Man... cleaning fans SUCKS.

I usually do it with the fan blades all intact just because I'm still nimble enough to do it on a ladder, but eventually I'll have to take the things apart.

You should have seen the fans at my buddy's house before I cleaned them. They looked like they had fur on them they were so gross. I couldn't even bother starting the actual cleaning process until I used a shop vac to get up about 90% of it first.



I only have 2 in my house, thankfully. The one in the kitchen didn't come down because it worked properly, but the one in the porch had to come down anyhow because they wired it wrong and I was going to be changing the electric in there anyhow. I used that as an opportunity to not only clean the whole thing real good, but I painted the fan blades with the same high-gloss white paint I've used on my cabinets and trim. The unit was an ivory color and didn't match the new decor. I also painted all the metal housings high-gloss white, but if memory serves I spray painted everything that was metal.

MUCH easier to clean it now with that high-gloss paint on the whole thing. Even considering that's in the porch where I allow smoking. I've really cut the smoking out there down to a minimum after finishing it though. Yeah, I have two ceiling ventilation fans out there now, but after seeing how much nicotine got on all the trim and windows with just one winter season without the vents, I really don't want to smoke out there unless I'm having people over for poker or a movie night or something. It's probably been about 3 months since I've done it. I've got other places I can smoke that I don't care about. I knew once I made that room nice I was going to lose my favorite smoking spot.

Well,I had cleaned the blades in place a couple of times before, but there were places I just couldn't reach well. So this time I got out the Krud Kutter and scrubbed and rinsed them. The blades have a clear varnish on them that's slick and seems durable so it was easy.

I keep telling him he did the hard part...

Alright!!

Yesterday I dry-laid a brickwork strip that will act as a spillover if the berm should ever overfill. Today and Saturday I finish off the berm on the larger side of the yard by giving it a deep watering and and putting builder's paper (two or three layers) and mulch on top. Next, I work on the driveway berm and swale.

I can only work on it an hour at a time, not only bc that's how much "free time" I have but also bc that's how much energy I have. So progress is necessarily slow, but there IS progress!

After wasting most of the summer, we got blessed with a few warm days. I did a ton of yard work yesterday to make the place look nice before the leaves fall and the snow comes right behind it.

Spent most of the day finally getting around to building those two missing drawers in the kitchen cabinets I restored going on 2 years ago now. I built both of the boxes already, and mounted one of the two of them.

Turns out, it's not the most difficult thing in the world, and I'm wondering why I took so long to get around to doing it. I already had all the wood, glue, clamps and brad nails. All I had to do was spend about $25 on drawer slides. Then it was just a few hours building the boxes and some extra blocks of wood to mount everything properly in the cabinet and making sure everything is level and plum.

I'm still going to have to make the faces for the drawers though. I've got the wood to build them, but I have no clue if I've got the right router bit to match the existing drawer faces. If I don't, I'm going to call my neighbor across the street. He's got a pretty sweet wood shop, so I'm assuming he's probably got a nice set of router bits in there somewhere. Those things are super expensive.

Too bad I never got around to buying the cordless router that goes with my cordless tool set. I've got a nice one in the garage, but it's heavy as crap and I don't have the table for it so I'll have to mount the piece of wood so it doesn't move somehow and use both my hands and router the pieces from the top.

Hopefully I get everything built by the end of the day tomorrow. I can paint everything inside my relatively warm house when the bottom falls out on the temperature this weekend.

Fished mounting the other drawer box, today and making tweaks to both of them. They slide perfectly now, and are mounted flush so when I make the face plates for them they're going to work great.

My neighbor didn't have the right bits for the profile I need to make. I'm going to have to watch some youtube videos to figure out the easiest way to match the profile I need so I'm not blowing a bunch of money on bits I don't need. No hurry on that. I'm just happy I finally have a drawer big enough to put my flatware caddy in. First time in 12 years it wasn't out in the open on the countertop.

I took the drawer out by the fridge since I'd have to pull the fridge back out to get it out. I'm going to paint the drawers and put my contact paper on them. I don't need to have the face to do all of that. Once I finally get these things finished I can finally put the drawer pulls on all 4 drawers and the false drawer under the sink. I've had those things in my possession for about 3 years now.



I cleaned up the garage real good. Then I tested out my snowblower and generator. Everything started right up and is running great.

Finally I topped off all my fluids on my car and filled the tires.

It was a long day. I'm exhausted.

Going to sleep well tonight.


Looks like it's going to be COLD. Probably won't have another day like today until mid-March.

Over here, trying to learn everything I can about irrigation bc I have some areas that don't have any and some that need re-doing. I thought I'd have to do drip, but I found some Rainbird high efficiency nozzles that'll work fine for the space that I have. There's an online tutorial that details the pressure and linear velocity limitations and design requirements... I have listened to the same 10 minutes 5 times over bc hubby keeps interrupting me, but one of these days I'll get thru it!

Gonna need several distinct zones: one for watering once a week, one for every two weeks, and one for once a month, plus a separate one for a patch on the other side of the driveway which has a beautiful Canary Island pine and Cape honeysuckle "shrub" that's grown into a tree.

But I want to replace all of the electrically actuated valves with just gate valves bc some leak and some are frozen and all are really, really old. Plus I need a pressure -reducing valve. I don't mind putting in the PVC pipe and risers.. done repair and mods before... but not about to do plumbing.

Yeah. It's a gas genny. It's a DeWalt my Stepdad gave me years back. I'd have to look to see what the power is on it. I've only ever used it for the sump pump. It's pretty old, so even though it's the same size as the ones that are 4000 to 8000 watts today, I know it's nowhere near that capacity.

I think I'm prepped for winter.

It's great that you finished those drawers SIX! I hope you get a little charge out of them whenever you use them! At least, for the first couple of months, and then it'll be routine.


Hey, everything you never wanted to know about irrigation for waterwise So Cal landscaping. A lot is all about saving water, but there are general design principles, references to parts, and installation pix. I haven't QUITE made my way thru the whole thing, but I did pick up a bunch of handy tips.



This is what I got out of it:

Your sprinkler coverage should be head-to-head. That is, the radius of one sprinkler should reach the head of the next sprinkler.

It's best to use underground PVC pipes and sprinklers for lawns. Save drip irrigation for small oddly shaped garden areas. I have some planted areas that are marginal for sprinklers, but I'm going to try them first, given the complications of drip irrigation.

1/2" PVC lines can carry about 4 gallons per minute. Above that, the water linear velocity exceeds about 5 feet per second and you may get "water hammer". For me and the sprinkler heads I plan to use, that means an absolute maximum of 10 heads per line, 8-9 more conservatively.

Most people's water pressure is TOO HIGH. A pressure reducing valve (and inline filter) will protect your system from damage and clogging.

Spray heads are supposed to be attached to the main line with "swing lines" which will protect the line from being broken if someone steps on a head, and also allows you to move or add heads without having to splice it into a hard line.

All done for today.

Notice in the elevator as I was going down to do my laundry. Water pressure will be out again come Nov. 9th. The plumbing company only put a patch in until then. After that it will be low again and take at least 2 to 3 weeks to fix properly. Notice between Nov. 23-30th. Oh joy. People on my floor and above complaining so more added that it will be worse on the upper floors. My take. Like no duh!

Maybe set aside a bucket of water for dishes or toilet flushes? But getting around that low water pressure for showers... ugh. I can't imagine how. Showering under a trickle of water....

Yeah. We've got some days in the 40's and nights in the 20's on their way prematurely this year. Fun!



I really do love looking at the one drawer box I've still got installed and just pulling it out to see that flatware caddy inside of it. It's not much to look at since it hasn't been sanded down or painted yet, and there's no face plate or drawer pulls, but just being able to see something functioning in there and imagining the finished product is a morale boost for sure. For about 9 or 10 years there were face plates which were too small covering those holes (and blocks of wood to cover the sides of the holes that the face plates didn't cover), and for the last 2 or 3 years there's just been two 3.5" x 17" gaping holes under either side of the sink detracting from my otherwise awesome cabinet restoration job.

The drawer pulls were EXPENSIVE in Bidenflation land. It was $26 for just two of the type that are centered underneath the drawer. They are high quality with the ball bearings though. I didn't want to skimp on something cheap for these, although I was unwilling to pay $40 per drawer for the automatic slow close slides that would match my slow close cabinet hinges. There were already 2 small drawers that didn't have this, so it would have been mismatched even if I did so unless I spent $160 to do all 4 of them that way.

But that's all it cost. I had a bunch of old drawers from my buddy's dad and some demo work I've done over the years that were just taking up a bunch of space in my garage on my benches for years now. I finally broke them down and was able to use the larger ones to cut down to the right sides for the box and for the bottom plate. I already had the glue and brad nails and clamps, and I've already got the wood for the face plates and primer and my paint, so outside of having to buy the right router bits that I'll be able to use for other things down the road too, the total cost has only been that $26.

I wish you all the luck in the world on the irrigation endeavor. It's a worthy project for sure.

Just don't cut any corners on materials on this one. Since it's underground you're only going to want to do it once. Sounds like you're already being forward thinking on that front.

As for me? That project is so far ahead in the future I might not ever get to it with this house. I've already decided that even if eventually moving to be close to my brother to take care of him after my dad passes wasn't in my future, there's no way that this house would ever be the house I'm going to die in. I will probably save any irrigation work for what ends up being my forever home. And my forever home is going to be one with a MUCH smaller lawn. I can't even imagine how much it would cost to install an irrigation system on this lot with all that frontage. And since I intend to sell this place someday I can't imagine that I'd ever get my money's worth back on that project even if I did it all myself and it turned out great. There's some major projects that are going to cost a good deal here before I leave that will pay dividends and those are going to be the focus before I move.

You should take some videos of it when you're done. I'd love to see your work in action.

You mean cell phone?

Mine has died... well, locked up, anyway... twice. Wouldn't run, couldn't be shut down. Just a blank black screen. I had to let the battery run down to zero, then start charging it to restart it. Maybe that might work for you?

Yesterday was a yardwork day. I finally covered the berm with two layers of builder's paper as a weed-proofer. I was hoping to cover that with mulch, but looking at the # of phone calls and kitchen work that needed doing, I realized that wasn't gonna happen. Tomorrow and the day after will be hot, but then back to more moderate weather. But that's ok bc tomorrow and Wednesday are appointments for family.

A wrong number got through this morning. Then the phone rang this afternoon and that seemed to be when it cut out. I checked the website and it said unplug everything and leave for 5 minutes and it should reset itself. I did that and nothing happened.

I've had the phone since I moved in here. Nothing lasts forever.

I went and took the whole phone in to where it was bought and the guy basically said no can't help you. Then I went to my local phone provider and they gave me the web site for tech support. I will deal with it tomorrow as I just don't have the energy right now.

My "Dread Project" is finally done. And it only took 289 days.

They were trying to raise my property taxes this year by nearly $1,100. They're only getting $270.

During the process I was also informed that everyone is getting another decent bump next year of around 20 to 30% above what this year's increase was too.

I've already got it on record that my increase next year will only be 5.4%.

Not happy I have to pay anything above a standard year increase, but these are results that I can live with, all things considered.

Yeah, I'm going to end up paying about $650 more over the next two years than I would have before the housing market went out of control in BidenFlationLand, and that increase will persist every year from here on out, but if I didn't fight this it would have cost me close to $2000 above that over the next 2 years, and about $1,350 per year every year after that instead of only about $360 per year.

And when you're managing to track on living with only spending $7k for an entire year in 2023, saving around $1k per year on taxes is cutting your future cost of living by over 14%.

That's at least worth a half-pat on my own back.

Rather than consider today as a "not very productive day", I came to realize today is a "battery recharge day".

Hubby and I spent a great deal of time yesterday dealing with puppy-wuppy's dental issues, only to be told she needs a lot of teeth pulled. This, despite me brushing her teeth regularly. I feel disheartened and sorry for the dog, but I emailed our regular vet with a possible plan of action

My sinus infection STILL hasn't been cleared ... four months later!!! ... despite three rounds of antibiotics and steroids, and I feel that my ENT (who is an amazing surgeon, but this is a non-surgical problem) isn't taking me very seriously. Leaving me sleepless and angry. But, I think I have a plan of action for that.

I managed to put down the first double layer of weed barrier on front berm. But the weather got temporarily too hot to continue, plus now I need to contemplate the irrigation system. So that is still pending.

And I need to come up with alternate materials for our bathroom remodel. One version with a freestanding tub and standard shower surround, and one with a built-in and pony wall/ custom shower surround. Again, needs more thought.

So at the point where I just need time to organize my thoughts... if I can manage to get a few days to myself without interruption or demands on my time... and come up with some plans to execute.

A few years back I made the silly "mistake" of being one of about 1,000 people in our township to vote us out of the township because of how we were being screwed. So yeah... all that devaluing I had done and all of those contacts I'd made with our old township years ago went to waste, and wouldn't you know it... even though I got somebody from the old township to tell me on 3 separate occasions that they forwarded all of my old info to the new outfit, that must have been "lost in the mail". So when the computerized statewide reassessment happened, all that work had been erased and they nearly doubled my property taxes overnight.

My property was flagged as "grossly undervalued", and in order to get it up to what they wanted they bastardized values all over my property tax card including the Effective Age, Effective Year and Condition, while also removing the Influence and Obsolescence Factors.

After about 6-7 months of us going back and forth I did exactly what I didn't want to do and pushed them so hard I'd backed myself into a corner. They were going to pay to have an appraisal done.

I'm not exactly a fan of inviting strangers into my house to look at everything and take pictures of everything (and honestly, I was worried that if I didn't get the point across to the appraiser about the issues with the house, they might very well appraise it at what the reassessment this year started at... or more). But I knew that if I refused them at that point, they'd just tell me they were going with the original reassessment rather than what I'd already argued them down to so it had to be done.


I'm glad we did it in retrospect. I still got what I'd argued them down to, but instead of adding another $25k to my property value next year like they informed me they were going to, it's only being raised about $6k next year while everybody else gets up to another 30% increase off of this years massive increase. That right there is over $200 in additional savings every year going forward, and now we have a much lower base to work off of in the future even though the two highest yearly increases in property values in the housing market are behind us.

Unless we find out the economy is so screwed up that house prices never drop and then they skyrocket again when the FED lowers the interest rates, I can't imagine that I'm going to have much more than negligible yearly increases going forward. I also have new contacts, and a whole lot of information in their system (and a ton of emails saved on my end to shove in their faces if they every decide to try anything funny).

But since this seems to have been a statewide program, I doubt whether your old township records would have survived. That's the point of a these programs.. to wipe out all the old adjustments.

So... you pointed out some of the major work still to be done? Like the floating house/sinking porch?Altho, at this point, I can't recall any else that you might have mentioned that still needs work. You must have been very persuasive!

Well... I could see how they would reset values on the property tax card, but I had a huge file on hand with the old township of things I spent half a year gathering that nobody at the new outfit could locate (or so they say, anyhow). Fortunately, I still had almost all of it myself, and what I didn't I remembered how to get. There was some new stuff that I added this time that took a long time to figure out though.

It's all new to me. I learned a LOT this time around.

You have a Constructed Year, Constructed Age, Effective Year and Effective Age. The first two, obviously, are the year the house was built and the age of the house. The Effective Year signifies that some significant work was done to the house to fix and/or update it, and the Effective age reflects when that work was done. For the purposes of a tax assessment, that Effective Age is essentially your house being born again as brand new and any obsolescence factors you had in place as well as negative influence factors for normal/abnormal depreciation are either removed altogether or cut down drastically.

My house was built in 1959 and up until last year my property tax card's Constructed Age and Effective Age were both 1959. When they did the mass appraisal before I appealed it, they changed the Effective Year to 1990, basically cutting the age of my house in half.

Now I'm not going to lie to myself and say that nothing was ever done to this place. There was very obviously a new roof put on not long before I bought it. There were also double pane windows installed during the mid 90's as well because that's the date that was on some stickers on some of the windows. (But two of those already broke their seal and have a bunch of grimy build up that you can't clean between the panels).

When they put the new shingles on though, they didn't remove the old one, so I've got two layers of shingles on my house and garage. They put vinyl siding up over asbestos siding without taking that down first too, and when I was repairing and caulking the aluminum flashing on the ground level before repainting it a few years back I noticed that it was covering rotted out wood (when they replaced the windows, they must have done it from the inside without taking any of that rotted stuff off outside, knowing they were just going to cover it all up). So it's all pretty much just lipstick on a pig.

There are variables on the tax card that are supposed to be used to change the value of the house such as the Market and Neighborhood Multipliers. They are not supposed to change the age and the condition of the house at their whim to get the value that they want.

It's still "newer" on the Effective age than 1959 now, but I believe they have the Effective Age now listed at 1975 instead of 1990. And I also got them to add back the obsolescence reduction for the basement, I got them to re-remove the basement level as livable space and I got them to add back the negative influence factor on the land for the floodplain, which was about -40%. This is a good thing because I have an obscenely larger than normal plot here and the biggest increase to my taxes after the assessment was the land itself, and not the house believe it or not.

They were going to try telling me that this bullshit floodplain land that can't be built on and you could snap your ankle in half mowing because of all the mole tunnels alone was worth $20k more than I paid for the whole place when I bought it.

Yeah. Those things were key. And there's also 2 separate duct systems in the house as well. The only one that exists anymore is the one that goes to the 1960's upflow furnace in the attic that pushes down heat from 3 ceiling registers on the 1st and 2nd floor. The one in the basement is missing all the ductwork that should be in the crawlspace as well as the furnace. It must have all been taken out after a flood (I'm guessing the previous owners scrapped all of it along with the gutters they ripped off the house when they were getting foreclosed on).

So there's no heat coming from the 3 floor registers on the first floor, and there is no heat at all to the basement. Since it's a tri-level, that basement is open wide to the rest of the house. Along with that ancient furnace and the completely inefficient way they put that ductwork together, and the fact that the cold unheated basement is wide open it is quite expensive to heat this place. That's why I had the thermostat at only 52 degrees all winter last year with the insane gas prices. The only time I ever turned it higher than that was when it got so cold I was worried the pipes in the crawl might freeze.

Yeah... I kind of hit it off with the appraiser and he knew where I was coming from. I was actually under the impression when he left that he was going to appraise it lower than the appeal, but he came in a little bit higher. I wasn't too happy about that when I found it out, but the assessor worked with me and they're going to honor what they originally lowered it to for this year, and they're going to use the appraiser's number, which was supposed to be for January of 2022, for January of 2023 instead of raising my property another $25k next year like they previously indicated they would.

At the end of the day I still think that I'm overvalued, but this could have gone much, much worse and this is what negotiation is all about. I'm back down to the lowest assessment on the block when I was the highest not too long ago.

Thanks for the tip, but yeah... I looked into that last week and saw what you just confirmed. But where I'm at it seems like the chances that it will be warmer and less snowy than usual are just "moderate".

Last winter wasn't too bad except for the week around Christmas when we had some days -30 below plus with the wind chill. It was just miserable here though because of the high cost of natural gas and how cold I kept my house.

I'm not hearing any horror stories about natural gas prices this year, so hopefully they've stabilized and gone down.

But maybe they're just not reporting on it anymore because we're all conditioned for the high prices and/or they don't want to make Biden* look any worse than he already does.




We're having some warmish days here. I've been getting work done out in the garage for the last 3 days now and some yard work. Tomorrow is going to be a high of 67, and it's in the 50's though Wednesday. The bottom appears to drop out after that though.

Finished painting the boxes for the kitchen drawers last night. I'll give them about 10 days to cure before I put the contact paper on the surfaces.

In between drying times, since I'm running out of things I need to do outside to prep for winter and projects that I can finish in the garage before the deep cold sets in, I finally got around to making the new toe kicks for under the cabinets. Man... I've had that nice new floor down there for about 2 years already when my friend and his dad came by and installed it with me, and I've left that gross black/green/brown glued surface under the old rubber toe kick out in the open ever since. It's easy to forget about, and actually nobody has even noticed I didn't do anything about it.

I didn't want to put that rubber crap back up because I think it looks tacky as shit if it's anywhere in your house besides your basement, so I ripped down a large 3/4" board I got out of my grandma's garage to 79" x 3.5", primed and painted it in between coats on the drawers yesterday.

Once I install that today, I can take my measurements for the two small pieces I need to cover the bottom on either side of the sink cabinetery and the small "floating" cabinet that is next to the stove on the other side. On those, I'm not going to use a board. I'm going to just use the hardboard you'd use to make the bottom of drawers because I have trimmed out the sides of the end cabinets with L-shaped trim that is only 1/2" wide. If I put a 3/4" board in those 3 spots, the toe kick would stick out 1/4" too far, and with 1/4" hard board it will have a nice recessed profile against that trim.

I left my saw out for that, but I might just choose to cut that hardboard with a knife. The table saw might rip it up.


Meanwhile, I cut out the two boards I need for the faces of the drawers. Trying to match the profile of the router bit I need seems to be an exercise in futility. It turns out my neighbor built his own cabients in his house twice. The ones in his garage now are the ones he built over 30 years ago and the ones in his kitchen now he just built himself recently. And when I say built, I mean from scrap lumber. I had no idea he was that talented.

Since his table isn't going to work with my router and we can't seem to match the profile of the existing stuff exactly, he offered to freehand them with the best bit he can match to the existing stuff if I cut the boards. I'm going to call him today and see if he can manage that today. That'd be pretty awesome if I could paint and prime those over the next two days and actually finish the drawers.

After finally getting that range hood a while back and doing all of this stuff, the cabinets are going to be done after 3 to 4 years. Now I just need to figure out how I'm going to resurface the countertops. I think I'm going to go with grey tiles.

Well, the new phone I bought and plugged in last night won't let me dial out. Oh, I can get a dial tone and I can hear it dialing but then nothing happens.

I hate telephones right now.

Since both phones aren't working, it's hard to believe quality control is THAT bad. What both phones have in common is the phone jack (connector in the wall where you plug in). Sometimes all it takes is to plug the phone in and unplug it a few times to wear off any oxidation/corrosion that might have built up. Try that with both the old phone (since it was working before) and the new phone.

Try that first and see what happens.
